We only raise for deals we run ourselves.
Hourglass is not a fund manager and not a property manager. We buy the building, we do the renovation, and we operate it afterwards. When you invest with us you own a piece of the same asset we do — and we carry the same downside.
Why Texas, and why short-term
Since 2022 we have operated in Dallas, Houston, San Antonio — three markets where population growth is real, the entry price still works, and we can drive to every property we own.
Short-term rentals earn more per night than a lease, and they also let us see a problem within a week instead of within a year. A house that stops booking tells you something is wrong long before a tenant stops paying does.

We show you the deal
The property, what we're paying, what it needs, and what we think it does once it's running. No teaser decks — the actual numbers we underwrote against.
- 02
You tell us you're interested
A call, not a commitment. We work out whether the deal suits what you're trying to do, and whether you suit the deal. Either answer is fine.
- 03
Documents and funding
Operating agreement, subscription agreement, and a wire. Your counsel reviews everything before you sign anything.
- 04
You get paid, and you can see why
Distributions on schedule, K-1s at year end, and project updates as the work happens. The portal for this is being built now.
